Roya Resort is a resort project on Dreamland Beach in the Pecatu district of southern Bali. The site sits between Dreamland Beach and the New Kuta Golf course — one of Asia's top ten. In 2024 the team acquired the land together with 100% of the shares in PT Brightsource Pecatu Indonesia. The legal structure, project control, and 143 STRATA title documents are already in place.

The project has cleared the key preparation milestones: STRATA registered for all 143 units in BPN, architecture and design concept approved, environmental and construction permits secured.

A competitive process is underway to appoint the exclusive hotel management partner. Proposals are being evaluated from a shortlist of international hospitality and lifestyle operators — the selected partner will take full responsibility for service, rental management and infrastructure across all 143 residences, upholding 5★ standards and stable income for owners.
Archetype Group has completed the renovation design. Environmental and building permits have been obtained, and the main regulatory approvals are closed. Contractor mobilization and site preparation are scheduled for Q2 2026.
Every residence is registered with Indonesia's National Land Agency (BPN) under Strata Hak Milik Satuan Rumah Susun — the strongest form of foreign property ownership in the country. The title is inheritable; 50-year leasehold with renewal rights.
